Blooms Crossing and Belmont Station
Both were built east of the Norfolk Southern tracks during the 1990s boom, and building kept going after 2000 before wrapping up by about 2005. Belmont Station has a lot of townhomes. A system installed with the house is now roughly 20 to 30 years old, which is prime replacement age.

Your gas company depends on Route 28
The city's new resident guide says homes west of Route 28 get gas from Columbia Gas and homes east of Route 28 use Washington Gas. That matters for rebates. Columbia's WarmWise program pays $300 to $500 toward a high-efficiency gas furnace while funding lasts. Washington Gas customers don't get that one.

Electricity in Manassas Park comes from NOVEC, per the city. Not Dominion and not Manassas City Utilities, even though you're next door to Manassas.

City permits, not county
Manassas Park runs its own building inspections office. Its permit page says replacing a gas appliance needs a permit. A same-size electric furnace, heat pump or AC condenser in the same spot doesn't. Neither does fixing a furnace or AC with replacement parts.
