    Our calls downtown run along Center Street and the blocks around it, where Center and Church Streets carry Route 28 past the 1914 depot on West Street. What Breaks in Manassas Homes

  • Systems copied from the old label

    Plenty of Manassas homes have newer windows, added insulation or a finished basement since the first system went in. A replacement should be sized for the house as it stands today. Matching the tonnage on the old unit can leave you with short cycling and a clammy house.

    Check your tax bill. City of Manassas homes get permits from the city's Development Services office. The rest of 20109, 20110 and 20112 falls under Prince William County. The rules aren't identical, so give us your street address and we'll check which set applies.

  • City-owned electric

    Inside the city, your power comes from Manassas City Utilities, not Dominion or NOVEC. The city runs a Load Management Program. A switch on your central AC cycles the compressor off for 15 minutes out of every half hour during peak demand, which in summer usually runs about 4 to 6 p.m. If your AC seems to quit on hot afternoons, check for that switch before you assume it's broken.

  • Gas and rebates

    Columbia Gas of Virginia lists the City of Manassas in its service area. County addresses may be on Columbia Gas or Washington Gas, so look at your bill. Columbia's WarmWise program pays $300 to $500 toward a high-efficiency gas furnace while funding lasts. The federal 25C credit only covered work finished by the end of 2025, and Virginia's Home Energy Rebates aren't open yet.
