    Most of South Riding is detached houses and townhouses, close to an even split. The Proprietary's design standards say swapping an AC or heat pump for one of about the same size and look doesn't need approval. A new or additional unit does. Start work on something that needed approval and you'll owe a $50 after-the-fact fee on top of the application.

  • Amberlea at South Riding

    621 townhouse-style condos on the east side of the community, run by their own condo association inside the Proprietary. NOVEC equipment sits in locked utility closets on each row, and management opens them when a utility needs in. Amberlea has its own exterior modification application. Get board approval before anything outside the unit changes.

  • Lakeside Condominiums

    182 condo units along the west side of South Riding Boulevard with their own owners association and rules. The association has posted a water heater notice telling owners to test the temperature and pressure relief valve every couple of years. A drip from that valve's discharge pipe means the valve may be failing, and it can't be repaired, only replaced. If you see that drip, call us about a replacement valve or a new water heater.

  • Town Center condos

    The Town Center condos have their own management company, separate from Amberlea and Lakeside. Check with them before you touch anything on the outside of the building.

  • Townhouse floors that don't agree

    Almost half the homes here are townhouses. Stacked floors on one system usually means a warm top floor in July and a chilly lower level in January. Zoning and duct balancing are the fixes we reach for, and we've done that work in 20152.

    NOVEC serves parts of Loudoun County, and its equipment sits in Amberlea's condo utility closets. Other sections should check the bill. For gas, Washington Gas says some Loudoun areas are served by Columbia Gas instead. Your bill settles it.

  • Rebates this year

    The federal 25C credit only covered work finished by December 31, 2025, and Virginia's Home Energy Rebates aren't open. My address says Chantilly. Is my permit through Fairfax?
No. South Riding is in Loudoun County, so the permit goes through Loudoun no matter what the mail says.
Will a furnace replacement need Loudoun plan review?
Not if the new furnace doesn't add BTUs and stays in the same spot. Bigger units, relocations and new gas work need plans reviewed, which Loudoun says takes about 10 days after intake.
