It's a lake community with four lakes, two pools and miles of trails, and many of the homes top 4,000 square feet. The HOA has design and maintenance guidelines and an architectural review application, so a moved or added outdoor unit needs its sign-off.

  • Vint Hill

    This was an Army signals intelligence station from 1942 until it closed in 1997. Homes now cover much of the old base, and the streets are named for computing pioneers. In 2017 the Piedmont Environmental Council counted about 300 homes in the existing subdivision. Most were built in the 2000s and later, so a lot of that equipment is reaching the age where repairs cost more each year.

  • Vint Hill Manor

    About 100 single-family homes for buyers 55 and older, built by K. Hovnanian between 2006 and 2008. Systems that came with the house are now 17 to 20 years old. If yours is original, get a replacement price before you sink money into a major repair.

  • Warrenton Lakes

    568 lots in two homeowners associations, all single-family, off the Lee Highway access road about three miles from town. Streets include Mosby Drive, Nordix Drive and Hunton Street. The first homes went up in the 1950s, but most were built in the 1970s and early 1980s, so a lot of original ductwork is 40-plus years old.

  • New Baltimore village

    The original crossroads is an 88-acre historic district with buildings from the 1820s to the mid-1900s: log houses, a tavern, Victorian and Craftsman homes. Route 29 bypassed it in the 1920s, which is why so much survived. The county counts 77 addresses in the village, and homes there rely on septic drainfields.

Do I need HOA approval to move my outdoor unit in Brookside?
Plan on it. Brookside's HOA has design guidelines and an architectural review application. Get that approval before the install date.
Can I get a rebate on a new furnace?
If Columbia Gas is your gas company, WarmWise pays $300 to $500 on a qualifying gas furnace. There's no equivalent for propane or oil right now, and Virginia's state rebates aren't open yet.
